Leaseholders
Leaseholders are customers who have exercised their right to buy or who have bought their property on the open market. They have therefore bought their lease.
We have more than 1,000 leaseholders across the whole of the city of Nottingham. Properties outside the city are managed by other authorities. Leasehold properties are mainly flats but some are maisonettes and houses.
The Leasehold and Rechargeable Repairs Team was introduced in September 2007 to help make the process of buying a leasehold home from Nottingham City Council more straightforward and to answer any questions you may have.
Being a leaseholder
In a nutshell, you are buying the inside of your property. Think of it as owning all the property from the plaster on the walls inwards.
People are often confused about whether their windows are covered by the yearly service or whether they have to do the work themselves. As the windows and external doors form part of the building, it is not your responsibility to maintain them. This is covered in one of your yearly charges - see our section on recharges.
You will get most of the services we give to our tenants, including internal repairs and gas maintenance services to check your gas fire and boiler. As a leaseholder, if you use one of these services you will be recharged on a separate invoice.

What a leaseholder isn't
A leaseholder is not a tenant. Therefore when you buy your leasehold property you are not leasing it. It is not a tenancy. The term 'leasehold' refers to the type of tenure your property holds and usually refers to flats but can refer to other properties as well - see above.
The other type of tenure that most people know is called 'freehold'. This usually refers to houses. More about buying your property is explained in the section on the 'right to buy'.
