Other charges

You may also be charged for any of the following if this is stated in your lease.

Management charge

Currently set at 15% on top of your actual services and general repairs for the year. The fee is for managing the services we provide. It includes the costs of the Leasehold and Rechargeable Repairs Team, administration and supervision costs, repairs and preparation of accounts and use of the housing office and Hounds Gate services.

Buildings insurance

This is NOT included in your service charge invoice and is NOT covered as part of your lease. If you have to pay an insurance premium to Nottingham City Council under the terms of your lease, an invoice will be sent to you each year in April for the annual insurance premium by Nottingham City Council's Insurance section.

If it is not part of you lease we strongly recommend you arrange your own buildings insurance either through a private insurance firm or through Nottingham City Councils insurance section.

Contents insurance

We also offer contents insurance at a very competitive rate. If you are not sure what is covered in your contents insurance, please contact the Insurance Section at Nottingham City Council on 0115 915 4187.

Ground rent

This is not included in your service charge invoice. This is the annual rent for the land that your property is built on. This is a fixed cost of £10 per year and will not vary throughout the term.

Major works

Your block may need major improvements or works during the time you live in your property. These are larger and more expensive repairs such as fitting a new roof and would be invoiced separately from your service charge invoice. For more information go to the major works page.
