Our expectations of you
Being a leaseholder means that there are certain things that you must do.
Living in your home
We want you to be happy living in your home and give other people living nearby the sort of consideration you would like to receive yourself. So, we ask you to:
- keep to the terms of your lease document. If you do not have a copy of your lease please contact us
- report any repairs to the Repairs Contact Centre
- keep everything inside the property in good repair and decorated. You can use our repairs service to make internal repairs to your property. Request a quote by contacting the Repairs Contact Centre
- contact us for permission to make structural improvements or alterations to your home. If we do not know you are making alterations and you have not employed a professional builder, structure of the building could be damaged, In severe cases, your flat or maisonette could fall down. You would then be recharged to put this right
- not use your home or any part of the building for business purposes
- not damage or disfigure your property or the building in any way. This even means carrying out your own repairs to the property.
- supply us with a copy of your annual Gas Safety Certificate
We are not under any obligation as a company to pay out for any repairs or improvements which have been carried out without our permission. We could even charge you for returning the property to the original state. You can use the NCH gas servicing service - just call us on 915 2552.
Paying your bills
Maintenance and recharge costs come with owning a leasehold property. This includes service charges or major works invoices.
From the end of September 2009, the Leaseholder and Rechargeable Repairs Team took over the responsibility of dealing with arrears. This means any invoices raised after this period (including 2008-9 service charge invoices) will be managed by Nottingham City Homes and not the city council.
You can pay your invoices in a number of ways.
Any arrears owed before the end of September 2009 are managed by Nottingham City Council's Sundry Income Team on 915 5549.

Letting and selling
You may decide to rent your property out to someone else for a period of time or to sell it. We need you to tell us if you:
- are (or will be in the future) sub-letting your home. Please contact us with your forwarding address and details as well as the details of the tenant you are sub-letting your property to or the agency you have used
- sell the flat. This is a term written in your lease and if you do not tell us, we will keep raising the invoices in your name. We strongly recommend you use a solicitor to act on your behalf in this process
