Summary of service charges

This list shows all recharges to leasehold properties. Not all leaseholders will have to pay all of them.

Aerial and cable services

The annual cost is what we have to make to the cable company (Virgin Media) for providing the service to the property. If this service is provided, whether you choose to use it or not, you will be expected to pay this charge. This is currently £4.80 per property.

The digital switchover programme is being rolled out over all our relevant communal properties that need updating to a digital aerial. Once the warranty on these new aerials has run out, we will be responsible for putting a new mainteance contract in place.

Caretaking and cleaning

The cost for supplying these services to your block such as employee costs, equipment and materials etc.

Communal Lighting

The actual cost of electricity used for the lighting of the communal areas. These costs are passed straight on from the energy supplier, so fluctuations could be seen throughout the year when meter readings have not been made. This does not include repairs to communal lights which are dealt with under General Repairs.

Door Entry Maintenance

The inspection, maintenance and repair for the low level door entry.

You are charged for your proportion of the cost in your block of flats. This service is provided by Delaware. This cost does not include repairs caused by vandalism which should be reported to the Repairs Contact Centre. This contract is currently under a tender process.

General Repairs

Minor, everyday repairs to your building communal area, again sorted by the Repairs Contact Centre. The brown shaded area on your plan show the communal areas included as part of your lease. You will get charged the proportion of all the actual repair costs to your block and communal area. This will be divided among the number of flats in your block.

Examples: Replacing the odd roof tile or section of guttering, re-bedding paving slabs, fixing gates, replacing bulbs, repairing leaks and unblocking drains.

Grounds Maintenance

The cost of maintaining the grounds of the block your property is in. In most cases this will just be cutting the grass. This work is carried out by City Services (formerly Street Scene). Their telephone number for problems is (0115) 915 2101.

Lift Electricity

The supply of electricity to operate the lifts. These costs are passed straight on from the energy supplier.

Lift Maintenance

The cost of maintaining the lift(s) in your block. This charge also includes the cost of repairs made outside the contract such as, vandalism. This mainly applies to high rise blocks.

Lift Replacement

A contribution to a fund for replacing the lift(s), where necessary.

Surveillance and Monitoring

The small charge for CCTV surveillance to highrise blocks in the city. Staff have the power to alert police or other appropriate staff who will then try to sort the problem. They also keep detailed records on incidents that happen. This is not a security service so staff do not have the power to remove people or arrest them.

Surveillance Equipment (CCTV) Maintenance

The cost of maintaining low rise Closed Circuit Television (CCTV) Equipment. You will be charged a proportion of the cost depending on the number of properties in your block.
