Tenancy fraud - positive results

We take tenancy fraud very seriously and have recently come up with some great results.

Take a look below:

Basford - Reports recieved that the tenant is not living in the property. There are rent arrears on the tenancy which are being managed by the rents team. TFIO visited and secured a 4 week NTQ after it was evident that the tenant was not living in the property as their main home. An order for payment of the rent arrears will still be sought.

Colwick - Report through the hotline that the tenant is not living in the property. TFIO visited and made contact with the tenant who admitted to living elsewhere and gave a 4 week NTQ.

Aspley - A rent visit established the tenant was not living in the property. TFIO made contact with the tenant who admitted to living else where but had left her non dependant living in the property. 4 week NTQ secured when the tenant was made aware it is a breach of tenancy not to live their as a main home.

Radford - Abandoned property procedure being followed by a housing patch manager. TFIO secured neighbour statements to confirm the tenant had not lived in the property for months. The eviction was carried out through a court order.

Radford - Unlawful succession. An outright possession order was granted, but the tenant's son appealed, asking for succession rights. Appeal was turned down by a manager because the son owned properties he was renting out. Eviction was carried out through a court order.

Radford - Rent arrears procedure being followed by a rent account manager. TFIO secured neighbour statements advising tenant was not living in the property, but sub-letting to unauthorised occupants. Eviction was carried out through a court order.

St Anns - Unauthorised occupancy. Information received that the tenant was living elsewhere and sub-letting to an ex-partner. TFIO carried out several visits, eventually made contact with the tenant and carried out a property inspection. It was clear the tenant did not live in the property.TFIO informed the tenant of all the evidence gathered. The tenant was told her options about giving the property back to us and signed a four-week Notice To Quit. The right to buy section at the city council was informed as the tenant had until September to accept an offer. The tenancy terminated after four weeks.

St Anns - Unauthorised occupancy. Information received that tenant was sub-letting to a couple. TFIO visited and secured two statements from the unauthorised occupants, stating they were living there and paying rent direct to our tenant. A court date was secured by our legal section to obtain possession of the property. The tenant then contacted us when the date came through and gave a four week NTQ. Tenancy then terminated.

Bilborough - Non occupancy. Tenant was not living in the property but had left her non-dependant son there. The TFIO carried out a property inspection and a four week's notice was secured when it was explained to the tenant that they must occupy the property as their main home. Terminated after four weeks.

St Anns - A report was recieved stating the tenant did not live at the property, however a visit confirmed the tenant was in residence but was claiming Class C Council Tax reduction (unfurnished discount). TFIO informed Council Tax Section at the city council, who will invoice tenant for around £500.
